Would RecommendI purchased this with the intention of replacing a broken plastic toilet flange. The directions said to cut off the old flange and use this one. This was more work than I intended. I found ears that fit on the sides of the broken flange and used them instead.

Would RecommendLove it, it was so much easier to install than replacing a PVC closet flange (cutting the ceiling out downstairs and cutting it off and replacing it) so I would definitely suggest this to any one who has a toilet that rocks doe to a broken flange. It is extremely easy to install but in hindsight I suppose I should have used stainless screws instead of steel but I guess we will see how long they last because it is not hard to repair just a thought for others to think about first.

Would RecommendWhen replacing a 44 yr old toilet, I found the builders had boxed the soil pipe in loosely. There was excess movement in all directions. The weight of the commode was all that was holding it stationary. This bracket was exactly what was needed for a permanent repair. The bracket seemed to be robust enough to last a long time. However, the ones offered @ my local Loews have only 4 mounting ears instead of the 6 pictured.
