Better than Water Based
Would RecommendThis oil primer is better than any water based primers if you want a strong seal and solid coverage. However, it does take a while to dry after coating. In 85 degree weather today, it was still tacky after 2 hours. It will also smell strong for about a week, and die out within two weeks. But I would still buy it when I need higher quality than water based pain.

Does the stain locking, but not good for priming
I bought this primary just for the stain blocker due to rust leaching that was occurring on the walls in my bathroom. It seems to have done its job, as the walls with this and the new paint are no longer forming the rusty droplets. This primer however is very thin and splatters everywhere when applied with a roller, does not spread super easily or evenly with either a brush or rollers, and does not provide good coverage. As an experienced applicator who has used oil-based coatings since the early 1980s, I am not squeamish about standard oil-based paint fumes, but the VOC levels from this product are completely indefensible. Whatever properties it is supposed to impart, I cannot imagine they justify making a home effectively uninhabitable. No amount of ventilation will save you.
