Would RecommendUsed this stuff for decades. I put it on one floor last spring and due to my dad's stroke I never got back to finish the floor for nearly a year. Despite all the traffic in that hall, all was well. Sealer itself protected the floor until I got back to it just fine

Would RecommendUsed this before sealing the floors and my floors look so much better and sealed better after using this. I sealed a few floors in . I sealed other bedrooms and didn't use this and they don't look half as good as my master bedroom does with using the sand seal first! Definitely recommend using this to anyone.

Would Not RecommendI bought this product as a sanding sealer for my oak floors. I have used a solvent based sealer followed by two coats of solvent poly urethane in the past. This is a water based product and not suitable for oak floors. The sealer puddles and does not soak in. The directions say dries in one hour, it takes several hours. It significantly raised the grain. The directions say sand with 320, I had to use 120 to get the wood smooth again. If the sealer is on too heavy it dries cloudy and has to...
