It works on stains and odors.
Would RecommendWorked great to cover the dog urine stains and removed the smell from the subfloor. Only negative is the very strong odor of the paint. Make sure the windows are open if inside.

Strong smell, strong primer
Would RecommendWorks amazingly well to seal in stains and smells. It does have a strong odor so make sure your work area is well ventilated. It dries quickly for second coat and painting over it. I have bought and use this many times for many projects.

Would Not RecommendRecently finished installing OSB walls in my shop and figured with the warm weather (70+) I would seal it for painting. After researching via the web I determined Zinsser BIN was the way to go; excellent reviews on line, etc.. So I run to Lowe’s and they have 3 gallons left. Shop is less than 800sqft, so I figured as they advertise a coverage rate of 400/450 (on the can), I would be good to go-WRONG… Three gallons got me less than 3/4 way done.
