I am going to use your semi transparent stain on my deck. Other stains I have used flaked. What do I need to keep this from happening with your stain

To avoid a Semi-Transparent Stain from peeling, it's important that old sealers are removed, that the surface is porous meaning the stain can penetrate into the wood and that the stain is not over-applied/applied heavy.
