There appears to be a slippery substance (oil like) on the tiles. Do you recomment cleaning this on all sides before installation and which what?

Thank you for the question. The film on the surface of the tiles is a result of the polishing process. The tiles can be installed and grouted, then cleaned with a mild tile cleaner which will remove the coating on the surface.
