I liked it very much. An improvement would be to include the 4 long mounting screws. I suggest that they be 1 1/2 " long.

Flat addition.
What sold me on it was the flat painted metal steel flange. It had 4 hold down corners. It's a PERFECT layover flange to fix the broken $ht below it.
