I’ve used this to seal worn modified bitumen roofs with 100% success. First, it settles while on the shelf, so you have to use a power drill paint mixer for several minutes until you see a thick bright white blend. (When someone says it was too thin, they didn’t mix it properly) Secondly, you have to prep the roof. We wash, sweep and blow off the granules then let dry before attempting to coat. Third, if there are any loose/lifted seams, you have to use a polyester fabric seam cover to seal...

Folks, the label claims 71 sq. ft. per gallon. Expect more like 35 sq. ft.. Keep that in mind when purchasing. for even a small job (13x15), you will need the 4.75 gallon pail.

Stop Water Leak with APOC 576
I have a 20x20 rubber roof over my kitchen and had a pesty water leak I was never able to get resolved. I finally bought APOC 576 at Lowe's and it worked great. It was easy to apply with a brush and sealed the perimeter and after a few hard rains I still have no leaks. Highly recommend this product!!!
