Don't buy this water heater unless you want to flood your house. The tank failed and leaked everywhere after just over two years. The water heater before this (Bradford White) lasted more than 12 years. And yes, I flushed the water heater at least once a year, I have a pressure expansion tank, and I have a water softener. Manufacturer warranty will replace the tank, but the warranty only includes labor for one year. I bought the Lowes Protection Plan, which includes labor, but I am now going on ...

drove 100 miles to bismarck lowes to buy this hot water heater. my wife asked the store to make sure there was no damage as we have had this happen before. got home opened the box and the hotwater heater was caved in on the back and bottom. We called the store they said there was a fee to replace
